Step 1: Talk with your new home consultant

After you reach out to us by filling out our contact form, Homestead Homes will put you in touch with your new home consultant. This person will get to know you, your needs, and how Homestead can best help you. They are your guide in filling out the financing, choosing and marking up the initial floorplan changes, and getting you started on the right foot.

Step 2: Application and Qualification

Once you have met with your new home consultant, your new home loan application will be processed by Lincoln Financial, our in house loan company. No need to ask a number of lenders if they will allow you to build your own home, Lincoln Financial will work with you directly. This is not some company that we hope you can get a loan with, but a company that we own and operate. Your loan will pay all the costs associated with building your new home including your land, materials, labor, and closing costs. You will be approved for the construction loan before you make any commitments to building your new home.

Step 3: Design Process

Now that we have a budget, land information, the marked up plans, and documents signed, your design consultant will reach out to you to work on your plans. They will make changes and work with you every aspect of the floorplan till it is tailored to your needs. As well as help you pick out materials when the time comes.

Step 4: Pre-construction site visit

After completing major plan changes with the design consultant, our construction consultant will meet you on the building site and make sure there are no unexpected surprises and to be sure the site compliments your house design. The construction consultant will also review job budget requirements and work the customer is doing themselves.

At this point, you are able to take the plans and contact sub-contractors to get bids for your project. We recommend at least 3 bids per aspect of the project to ensure options for staying within budget and keeping close to the estimated timeline.

Step 5: Construction loan closing and Homestead deliveries

Once the planning stages are done, we will schedule the closing of your construction loan at a location near you. Your design consultant will make any final changes you request and then complete a final set of plans ready for construction.

Homestead will deliver materials to your site on a predetermined schedule, usually starting 30 days after closing on the construction loan. You will work with the construction consultant to ensure deliveries are there when needed and contractors are ready for the materials.

Step 6: Building process

This is when you will be managing all of the sub-contractors you’ve hired and ensuring the build is staying close to the schedule. No build is perfect, weather is unpredictable and may cause delays, but we’ll help you work through it. This is also the time you will be doing any work you’ve agreed to do, such as painting, tilling, or siding, depending on if you have the ability to contribute more than managing the build. The construction consultant is there to answer any building, budgeting or contracting questions that may arise and will visit your job site often.

Step 7: Permanent loan closing and enjoying your new home

Your build is completely finished and it is time for the final appraisal to see how your hard work has paid off. This process takes a couple of weeks, but after completed you will be able to turn the construction loan into a mortgage and move in to your completed home.

The hard work is done and you now have a home to live in and grow equity for your future. There are many specific details in any home building process that will be unique to you but our in house professionals are here to help.
